Once you're booked in, we can normally pay you a home visit within 4 - 7 days. We'll give you planning advice, and if required undertake a measurement survey of your home.
No. All our fees are fixed prices with no hidden extras. Your deposit is only charged once you confirm that you'd like us to start drawing up your project. The remaining payment is made once the drawings are ready for submission.
Once we've measured your home, we can normally complete a scheme design within 2 weeks or so. The scheme design is based on what you've told us during the design and planning meeting - for example, some people like traditional designs and some like modern ones.
We'll send you emails of the designs to look at before meeting up again at your home to refine or change the plans. Once you're happy, we'll finalise the full planning drawings and submit them to the local council.
We'll only ever charge you for the work undertaken up to the point of concellation.
We'll communicate with you throughout the project, particularly at key stages such as finalising your design. We'll keep you updated about the council's progress until you get approvals. In fact, you can contact us at any point and we'll do our best to help.
We have a wide range of skills at Oakland Rose and can normally meet all your needs ourselves. This might range from an Arboricultural (tree) survey through to steelwork calculations. However, we also collaborate with a range of fellow professionals who we can consult with if need be.
Planning Permission typically takes around 8 weeks once the council begins the process.
You'll still need a Lawful Development Certificate, so architectural drawings are required.
If your project falls under Permitted Development Rules (that is, you don't need formal Planning Permission), we'll advise you to submit applications for both a Lawful Development Certificate and Building Control Approval together, saving a great deal of time.
The council charges £528 + an £85 service charge for a Householder application if project does not fall under Permitted Development rules.
For a Householder Lawful Development Certificate: Proposed Use the fee is £264 + an £85 service charge. This is applied if you can submit your application under Permitted Development rules.

If you wish to move from the planning stage to the building control stage with your project we can supply you with a fee for our services.
Approval for these drawings must be acquired either from the local council - who will supply their fee after they've appraised the submitted drawings, or by an Approved Inspector, who'll provide fees in the same way.
The most common additional services people need are structural steelwork design and tree surveys (this is most common if you life in a Conservation Area or Tree Conservation Zone). In most cases we can provide the reports required by the council, along with a fee for our services. Alternatively, you can hire a seperate consultant to carry out these parts of the application process.

Bespoke designs, sometimes called dezeen architecture, are a much more involved process and a fee is worked out after understanding the size and scope of your project.
Loft Conversions - for a 3-4 bedroom house, the standard price for planning drawings would be around £900.
Garage conversions - garage conversions tend to be fairly straightforward, so we offer an all-in price for planning & building control drawings of just £900.
The price of building control drawings will naturally vary depending on the scope and size of your project. But we will submit a price to you before starting work based on the project stage and your requirements.

The Brief
The client wanted to add space & light to a gloomy bathroom and bedroom which were squeezed underneath a cramped, sloping roof. Any new additions were to be modern in design and give the house a new look and energy.
To open out both rooms, we suggested adding a proper upper floor, while also adding a porch and modernising the facade with an impressive new entrance.
We drew up three options to choose from, (shown below) so the client had a variety of choices. The prefered option is presently going through the planning & building control process.
