Example: Our Essentials package would involve a £212 down payment and then 2 installments of £319 each month for two months, spreading the cost and making the process very affordable. All of our fees our given as fixed prices and will not be changed at any point in the process.

How do the payments work?
Once you're booked in, we can normally pay you a home visit within 4 - 7 days. We'll give you planning advice, and if required undertake a measurement survey of your home. The deposit is only charged once you confirm that you'd like us to start drawing up your project. The remaining payments will be paid on the same date for each of the next two months. All our fees are fixed with no hidden extras.
What if Planning Permission is not necessary?
You'll still need a Lawful Development Certificate, so architectural drawings are required.
What if I change my mind during the design process?
We'll only ever charge you for the work undertaken up to the point of concellation.
What is the timeline for a typical project?
Once we've met, measured your home and begun to draw, we can normally complete a scheme design for you to assess within 2 -3 weeks. The scheme design is drawn up based on what you've told us during the design and planning meeting - for example, some people like traditional designs and some like modern ones.
We'll send you emails of the designs to look at before meeting up again at your home to go over the scheme drawings to refine or change the plans. Once you're happy, we'll produce full planning drawings and submit them to the local council.
Planning Permission itself typically takes 8 - 10 weeks. If necessary, (depending on your package), we'll complete Building Control drawings and submit these to the council. Approval normally takes a further 4 - 7 weeks.
If your project falls under Permitted Development Rules (that is, you don't need formal Planning Permission), we'll advise you to submit applications for both a Lawful Development Certificate and Building Control Approval together, saving a great deal of time.
Are there additional costs to consider?
We will submit your project to the council, fill in all the official paperwork and act as your Agent throughout the submission process, however you will still be required to pay the application fees they charge. These are typically £300 for Planning Fees and around £300 - £400 for the Building Control application, with further inspection fees paid to them in installments as they inspect the works at each key stage, for example, once the foundations have been dug or the drains have been laid.
If you use our Essentials or Standard packages it is likely you will need to pay structural engineering fees. You can use your own engineer, or we can provide a quote to add to your package once your drawings are ready. Our Premium package includes engineering fees for your project.
How much communication do I have with you as my designer?
We'll communicate with you throughout the project, particularly at key stages such as finalising your design. We'll keep you updated about the council's progress until you get approvals. In fact, you can contact us at any point and we'll do our best to help!

The Brief
The client wanted to add space & light to a gloomy bathroom and bedroom which were squeezed underneath a cramped, sloping roof. Any new additions were to be modern in design and give the house a new look and energy.
To open out both rooms, we suggested adding a proper upper floor, while also adding a porch and modernising the facade with an impressive new entrance.
We drew up three options to choose from, (shown below) so the client had a variety of choices. The prefered option is presently going through the planning & building control process.
